Commerce Pointe: General Information
Location: County of Riverside, California Zeiders Rd. (Between Scott Rd. & Keller Rd.)
Description: PacTen Partners is developing an upscale light industrial park located in Riverside County. The development consist or 40 acres of site development and design of approximately 1 mile of arterial roadway for public access. There will be approximately 37 buildings for industrial use. Jehn Engineering's main development issues consisted of onsite construction documents, arterial road construction documents, mitigation of Blue Line Stream relocation, public access improvements, CAL TRANS coordination, Sanitary sewer transmission line development. Located next to Highway 215 and Scott Road the site project is a crucial aspect to the areas development and need for light industrial demand. The project is scheduled for completion early 2008.
As of August 2007: A comprehensive drainage study is being conducted by Wayne Chang of Chang Consultants. He will be studying the watersheds leading into and out of the project for our design purposes. From this study, we hope to accurately engineer and convey flows around the project, while still maintaining the integrity of the existing habitat.
Bob Lacoss of PDS West has been hired by PacTen to Model the project with 3-D renderings and sketches, to more accurately depict our project to the Riverside County Planning Department. The Exhibits show both the overall site and the realigned channel design at a point following build-out.
